Clark County data shows homes across the valley are averaging close to 50 days on market right now according to reputable sources such as Zillow, Redfin, and LVR. Well-priced homes in Henderson and Summerlin still move quickly, so the excitement of finding your dream home hasn’t gone anywhere. You simply have more power at the negotiating table than buyers had just two years ago.

At this point is when buyers begin to have that leveraged advantage. This window tends to reveal truly devoted sellers, the ones who are ready and motivated to make a deal happen. A seller past that point often welcomes a conversation about price, closing costs, or timeline far more warmly than a seller who just listed last weekend.

Reputable sources have reported that last June, 78.5% of homes were sold within a 60-day timeframe, which showed a notable increase from March’s 71.5%. Single-family homes also sold at a typical price of 2.2% below its final listing price, with the median selling price sitting at $490,000. Another report showed that homes priced inside a tight window of 3% within recent comparable sales sold significantly faster than those that were priced higher.Flexible sellers have seen far more successful results than those who remain rigid with their listings, and this proves to be the perfect opportunity for buyers to negotiate on their homes.
