SW Las Vegas Real Estate

Southwest Las Vegas is the area south of the I-215 and west of the I-15. Here you can find brand new homes as well as classic Las Vegas ranches and mansions, plenty of modern shopping and dining options, commercial office buildings, and top-rated schools. The area is popular with commuters because of its overall convenience, and business development within the Blue Diamond corridor has been exploding to serve the needs of the growing population.

In addition, Southwest Las Vegas is easily accessible to any part of the Las Vegas Valley due to its proximity to both major freeways. It has easy access to the upscale shopping and dining amenities of Summerlin to the north, and the famous Las Vegas Strip, with its world-class restaurants and entertainment offerings, this community is only a short drive to the northeast. It’s also a quick exit route if you wish to travel out of state by car or fly from the Harry Reid International Airport.

Southwest Las Vegas Communities

The Southwest Las Vegas area includes the town of Enterprise and master-planned communities like Coronado Ranch, Rhodes Ranch, Southern Highlands, and Mountain’s Edge. 

Coronado Ranch

Centrally located at the heart Southwest Las Vegas, Coronado Ranch offers beautiful living options with easy access to all parts of the Vegas Valley. Coronado Ranch lets you take advantage of amenity-rich yet reasonably-priced homes, most of them two-story single-family dwellings.

Halfway between Rhodes Ranch to the northwest and Southern Highlands to the southeast, the Coronado Ranch master-planned community is made up of four subdivisions: Southbrook, The Reserve, Jones Crossing, and Woodbridge. It’s just blocks from the newly developed Blue Diamond area, where you’ll find some of the most varied and unique retail, restaurant, nightlife and entertainment offerings in the city.

Rhodes Ranch

Known as an Oasis in the Southwest, Rhodes Ranch is a guard-gated 1,330-acre master planned golfing community in Southwest Las Vegas, at the base of Spring Mountain. A short jaunt to the east you’ll find some of the most varied retail, restaurant, nightlife and entertainment offerings in the city.

The Rhodes Ranch community is strategically laid out around Rhodes Ranch Golf Club. The lavishly finished 6,909-yard course, designed by legendary architect Ted Robinson, presents varying elevations combined with gentle, rolling fairways for a unique mixture of playability and challenge. Southern Highlands

Southern Highlands is a luxury community in the picturesque foothills in the southwest portion of the Las Vegas Valley, along the I-15 and just minutes from the Strip. It includes the praised private Southern Highlands Golf Club, and offers the ultimate convergence of location and lifestyle. Set in the natural beauty of parks and trails, it’s easy to forget that necessities and conveniences are so close by. This 2,300-acre master-planned community has over 20 distinct neighborhoods.

Mountain’s Edge

Mountain’s Edge is one of the largest master-planned communities in Southwest Las Vegas, and it’s tucked into the southwest corner of the valley on the west end of Blue Diamond Highway. It consistently ranks as a best-selling master planned community in Nevada, and has been named among the country’s top master plans by national real estate advisory firms.

This community offers the most desirable and modern new homes, and a mix of restaurants, shops and office buildings for a perfect live-work destination. Founded in 2004, this community sprouted from the empty desert and yet now offers excellent amenities.

Mountain’s Edge is devoted to restoring native landscape where it was previously eroded by human presence, and the entire community now follows development guidelines to save water and maintain natural beauty in the area. The parks, trails, streetscapes and homes all form a genuine connection between family, community, and natural surroundings with a history that goes back centuries.

Southwest Las Vegas Guard-Gated Communities

Southwest Las Vegas also features several boutique guard-gated communities such as Granada Hills and the Foothills Communities.

Granada Hills

Granada Hills is a close-knit boutique guard gated community in Southwest Las Vegas. Located in the Tiburon subdivision nestled against rolling hills and scenic desert views. Within the Tiburon subdivision lay the 150 homes of Granada Hills, built between 1996 and 2003 by the Rhodes Construction company, the same developer as the Rhodes Ranch community in the South West Area of Las Vegas.

Residents will enjoy the cozy homes starting at 2200 square feet, while bigger groups or those who desire more space have larger floor plan options, up to 4500 square feet. The homes in Granada Hills were constructed by Rhodes Homes, a popular home building company in the Valley. The community is bordered by West Tropicana to the south, and less than a mile from the SR 215 beltway, making commutes to other areas of the Valley easy. Behind the guarded gate, neighborhood roads are lined with sidewalks, wide enough for joggers, strollers, and bikes.

The Foothills

Tucked within the Southwest Las Vegas Valley, The Foothills is a prestigious, guard-gated community known for its spacious estate-style homes and serene residential atmosphere. Just minutes from major freeways and the city’s top shopping, dining, and outdoor recreation, it offers a private, well-connected lifestyle in one of the area’s most desirable neighborhoods.

The Foothills features custom and semi-custom homes ranging from approximately 1,900 to over 4,400 square feet, many set on expansive lots up to 0.68 acres. With mature landscaping, upgraded interiors, and quiet streets, the community blends timeless design with modern comfort in a secure and well-maintained setting.

Southwest Las Vegas Amenities

The Southwest Las Vegas corridor along Blue Diamond Road (SR 160) continues to serve as a major commercial spine, now lined with national retailers, local shops, and restaurateurs serving both everyday needs and lifestyle tastes. The area has matured, with many of the industrial plazas and shopping nodes once under construction now fully operational and thriving.

The Durango Casino & Resort opened on December 5, 2023 and is the region’s most grand hospitality‑resort. Its 83,000 sq ft gaming floor, 209‑room hotel tower, and multi‑venue “Eat Your Heart Out” food hall operate today alongside four signature standalone restaurants. Among the dining options, Nicco’s (a modern American steakhouse), Mijo Modern Mexican, and Summer House (a California‑inspired seasonal eatery) stand out for their elevated menus and refined ambiance. The resort also integrates indoor and outdoor social spaces and a high‑tech sportsbook and lounge.

Across the street from Durango, the UnCommons mixed‑use development opened in 2022 and now hosts a blend of retail, office, dining, and residential units. This newly developed shopping area offers a curated retail and dining experience for local residents and visitors alike (shops, restaurants, and walkable public spaces).

The Bend retail and dining center at Sunset and Durango remains under construction, with its first phase scheduled to open in 2025. Future establishments such as Marufuku Ramen have already signed leases and begun preparing their spaces.

Nearby, Life Time Fitness has started building a 125,000-square-foot luxury health club, which is expected to open in late 2026. Just south of these projects, the Harry Reid Research and Technology Park has completed its first building, now occupied by UNLV’s Black Fire Innovation, with plans to expand across 122 acres of additional office and retail space.

Also working in tandem with the growth is IKEA Las Vegas, located right off the I‑215 at Sunset and Durango, which has operated since 2016. As a full‑scale home furnishings destination, IKEA provides furniture, décor, and kitchen solutions.

Just off the 215 Beltway at Durango & Sunset is Durango Medical Plaza, a three‑story, Class A medical office building of approximately 73,094 sq ft. It houses imaging services, urgent care, a surgery center, and other health care tenants, and is situated near major hospitals such as St. Rose Dominican-San Martin, Southern Hills Hospital, and Spring Valley Hospital.

To the east, Silverton Casino remains a nightlife and entertainment staple, hosting live music, conventions, and gaming. Adjacent to it are Bass Pro Shops and the first Cracker Barrel between Los Angeles and St. George, Utah, both long established and still drawing regional traffic.

SW Las Vegas Parks & Rec

Southwest Las Vegas is full of amenities, including many parks integrated with the natural environment. James Regional Sports Park is an incredible modern community amenity covering 107 acres with 16 soccer fields, plus a playground, warm-up area, extensive walking trail and splash pad.

Exploration Peak, the mountain park at the main entrance to Mountain’s Edge, has a playground on a 2,800-foot natural mountain with an 80-acre western-themed park at the bottom. The popular park was re-vegetated with close to 10,000 native yucca and creosote plants.

Mountain’s Edge Regional Park is a 220-acre recreational area with enhanced picnic facilities, BBQ pits, shelters, restrooms and dog water fountains. Its 18-acre fitness area features racquet sports, basketball court, baseball diamond, multi-use turf fields, an outdoor climbing experience, large outdoor gym area with exercise stations, walking trail, skate park, and two age-specific jungle gyms. There’s also a mini bike town complete with tiny streets, stop signs and crosswalks for kids to learn bike and scooter safety as they ride.

The Southern Highlands Master Planned community is home to the six-acre Somerset Hills Park, featuring tennis courts, gazebos with barbeques, covered play park and a water spray park, operational from May to September.

Olympia Sports Park boasts lighted soccer fields, basketball court, workout stations, a hilltop trail, shaded family picnic areas, playground structures and water play features, also open May through September.

Additional neighborhood parks include Inzalaco Park, the Goett Family Park, the Jimmy Pettyjohn Jr. Park, Stonewater Park, Red Ridge Family Park, Wilbur & Theresa Faiss Park, and Nathaniel Jones Park, complete with basketball courts, walking trail, picnic area, and tot lot with splash pad. Paiute Park in Mountain’s Edge features a multi-use sports field, basketball courts, sand volleyball and tot lot.

There’s also the Southern Highlands Dog Park, and if you prefer getting out and hiking, check out the Gypsum Ridge Trails, Southwest Ridge Loop Trail, and the Mine & Cave Trails. A slightly longer drive east takes you to the Sloan Canyon National Conservation Area, Lake Las Vegas, Boulder City, Lake Mead, and Hoover Dam.

Southwest Las Vegas Schools

Southwest Las Vegas has some of the best private and charter schools around, including several campuses of the Coral Academy of Science, Doral Academy, Pinecrest Academy, and Legacy Traditional School, as well as Good Samaritan Christian Academy and Southern Highlands Prep School.

Public schools in this area include Carolyn S. Reedom Elementary School, William V. Wright Elementary School, Jan Jones Blackhurst Elementary School, Don and Dee Snyder Elementary School, Wayne N Tanaka Elementary School, Evelyn Stuckey Elementary School, Robert L. Forbuss Elementary School, Lois and Jerry Tarkanian Middle School, Lawrence and Heidi Cannarelli Middle School, Wilbur and Theresa Faiss Middle School, Desert Oasis High School, and Sierra Vista High School.
