South Strip Real Estate

You’ve heard of the world-famous Las Vegas Strip, obviously. Who hasn’t? But did you know it’s possible to own a modern home in a resort condo community at the south end of The Strip, reaping all the Vegas-style luxurious rewards year-round?

The South Strip area is removed enough from the hustle and bustle to give you privacy, close enough to the action to give you easy access, and upscale enough to give you the full Vegas experience.

The South Strip is the perfect haven for young, hip professionals who appreciate the best of both worlds. The area is populated with mid and high-rise condominium towers that offer upscale resort-style amenities, all under one roof. Swim or sunbathe by the exclusive sparkling pool, work out in your own building instead of having to join a gym, and take advantage of resident-only events, meeting areas, recreational facilities and more.

Explosive Growth on the South Strip

The South Strip is such a great area that’s been previously overlooked as development focused on North Strip properties like Resorts World, Fontainebleau, and the revamped Sahara and STRAT. But now a lot of growth and expansion projects are turning their attention to the South Strip. For example, the 531-room Dream Las Vegas casino resort will be built by 2024 on Las Vegas Boulevard just south of Russell Road.

In addition, the 2,000-room Oak View Group’s OVG Las Vegas Hotel & Casino, along with an adjacent 20,000-seat NBA-ready arena, are being built on Las Vegas Boulevard at Blue Diamond Road. We don’t have an NBA team in Las Vegas yet, but there’s no reason to doubt one will come here. Behind this project are proven sports executives Randy Morton, former co-CEO of the Foley Entertainment Group—owners of the Vegas Golden Knights NHL team—and Marc Badain, longtime former president of the Las Vegas Raiders NFL team. Before those teams, we never had professional hockey or football either.

When major projects like this are complete, property values around them typically go up. So for those who live near the South Strip now, the future looks pretty bright.

South Strip Amenities

South of the 215 freeway, the South Strip’s community resorts currently are the South Point Hotel Casino & Spa, Silverton Casino Hotel, and the M Resort Spa Casino. These properties are popular with locals for the proximity to home and relative distance from tourist-driven casinos. Parking is ample, amenities are abundant, and prices are fantastic.

If you’d like to venture into the action, Mandalay Bay Resort and Casino is only a 10-minute drive. From there you can easily move deeper into the heart of The Strip … Luxor Hotel & Casino, Excalibur Hotel & Casino, Tropicana Las Vegas, New York New York Hotel & Casino, and MGM Grand are all just minutes away.

If you need to travel out of town, the Harry Reid International Airport is 10 minutes from your door. You also have easy access to all the major freeways, including the I-15 and 215. The nearby Blue Diamond Road leads straight to the breathtaking Red Rock Canyon National Conservation Area, or you can keep going and head right out of town. Blue Diamond also boasts tremendous business development, which has exploded in recent years to serve the growing population’s needs. This includes large plazas with offerings from home décor stores to office supplies to everyday household needs, as well as plenty of bars and restaurants.

In fact, for all your shopping needs, you don’t have to go far to find anything you could want. The South Strip community has plenty of shopping plazas, grocery stores, drugstores, supercenters, clothing stores and more. Right on the South Strip you’ll also find Las Vegas South Premium Outlets, featuring tons of designer outlet stores, and the popular Town Square open-air entertainment and shopping center. This beautiful plaza is home to some of the city’s top-rated eateries, bars, retail shops and movie theaters, as well as outdoor grassy areas and lighted palm trees to enhance the upscale vibe.

If you like to golf, the Southern Highlands Golf Club is just a short jaunt to the South. This prestigious course provides an unmatched experience, promising privacy and indulgence in the secluded foothills of Las Vegas. With membership, you can expect a traditional, exclusive club experience, including caddie, valet service, and the excitement of playing on a nationally recognized course.

The 42,000-square-foot Tuscan-style Clubhouse at Southern Highlands Golf Club projects a luxurious and soothing ambiance. This exclusive retreat has expansive picture windows, high wood-beamed ceilings, and a graceful stairway leading to elegantly furnished dining rooms with world-class amenities and the ultimate in personalized service. The Southern Highlands Country Club caters events of all sizes, from backyard barbecues to elaborate celebrations, with custom-built creative menus.

For free outdoor getaways, community and neighborhood parks are plentiful. Check out the 22-acre Silverado Ranch Park, a community recreation site with sports fields, skate park, dog parks, horseshoes and a walking trail, or the 20-acre Desert Bloom Park, a recreational oasis offering grassy areas, picnic pavilions and kids’ playground. The 15-acre Duck Creek Park features sports facilities, walking trails, a skate park, splash pad and shaded playground.

There’s also the more intimate 6-acre Somerset Hills Park featuring tennis courts, gazebos with barbeques, playground and seasonal water spray park. The 7-acre Hidden Palms Park has tennis and basketballs courts, two baseball fields, workout section, barbeques, picnic tables and children’s playground.
