Finances remain one of the greatest barriers to entry for homebuyers, yet many people do not realize how many financial assistance programs exist to help them bridge that gap. Across Nevada, the Home Is Possible initiative has offered down payment grants, favorable interest rates, and other support for years. Now, the state is strengthening its support for workers who serve the community with a brand-new program: the Worker Advantage Program. This provides $20,000 down payment assistance per qualifying household to use either for a down payment or to reduce their mortgage interest rate. 

The program targets full-time essential workers in fields such as healthcare, education, public safety, and construction, who have lived in the state for at least six months. Interested participating households must have an income of up to 150% of their County’s AMI ($142,350 in Clark County), complete a homebuyer education course, and work with an approved lender. Lastly, the home they purchase must be a primary residence, and its price cannot exceed $806,500.

A key strength of the program is that it does not limit assistance to first-time homebuyers. This makes it a powerful tool for long-time Nevada residents who work in essential roles and may have been discouraged by the high cost of entry into the housing market. By lowering the financial barrier, the state hopes more essential workers can build a stable foundation in the communities they serve.

The structure of the $20,000 benefit gives homeowners flexible options. They can apply the full amount toward a down payment or use it to permanently reduce their mortgage interest rate by purchasing 2–4% discount points. Reducing the interest rate can make a major difference in monthly payments over the life of a 30-year loan, and if some of the $20,000 remains then borrowers can redirect that toward closing costs or the down payment.

Importantly, the assistance takes the form of a 30-year junior lien. There are no monthly payments on it, and it only becomes due under certain conditions: when the homeowner sells the property, refinances the loan, or reaches the end of the 30-year term. By structuring the assistance this way, Nevada provides meaningful financial support now while minimizing ongoing burden for essential workers.

The Worker Advantage Program represents a thoughtful step toward improving housing access for the people who keep Nevada’s communities running. However, the funds for this program are limited to the first 900 families that are approved.
