The Las Vegas Valley has several age-restricted communities that cater to residents over the age of 55.  Locations in Henderson and the Westside of the valley have lovely established neighborhoods, with more on the way.

 

The following is a list of the more popular age restricted communities and the amenities they offer to those residents looking to enjoy the next phase of their lives.

 

SUN CITY SUMMERLIN – This 2,400 acre community located in Summerlin was developed by Del Webb in 1998. There are 7,779 homes which house over 14,000 residents. The development is located in the northwest part of the valley with an approximate 20 to 25 minute drive to The Strip and airport. Amenities include three golf courses, four community centers, five swimming pools (two indoor), three restaurants, club rooms, tennis courts, a softball field, miniature golf, racquet ball, paddle tennis and more. In addition, craft fairs and health screenings are held throughout the year.

 

SIENA– Siena is located in southwest Las Vegas, approximately 15 minutes from the airport and The Strip. Siena is a guard gated community with nearly 1,800 homes ranging in size from 1,250 sq. ft. to over 3,000 sq. ft. Amenities include an 18 hole golf course, community center, exercise facility, tennis courts and waterscape. The pool and exercise area are beautiful and the main community center is elegant. It is by far the best, given its size, of any of the local age restricted community centers.

 

REGENCY – Regency at Summerlin is the first truly new age restricted community for the Las Vegas area. The community will be located in Summerlin’s newest development, The Cliffs.  Approximately 425 homes are scheduled to be built at sizes will range from 1,600 to 2,400 sq. ft. Amenities will include a 16,000 sq. ft. amenity center with an indoor lap pool, outdoor pools, tennis courts and a clubhouse. The community will be guard gated and is scheduled to open in 2016.

 

LOS PRADOS – The first homes were completed in 1986 and building continued until 2000. 1,356 homes were built at sizes ranging from 1,083 to 3,636 sq. ft.  There are 22 communities inside Los Prados with approximately half of which are age restricted.  There is a nice clubhouse with a restaurant and 2 pools, one of which is for adults only. The community is built around an 18 hole golf course with many homes backing up to the golf course.

 

SUN CITY ALIENTE – This Pulte/Del Webb project is located in the northern part of the valley. To date, 1,900 homes have been built, ranging between 1,130 sq. ft. and 2,105 sq. ft. The development features a 25,000 sq. ft. community center with an indoor pool, exercise room, billiards room and club rooms.  Additional amenities include tennis courts and bocce ball. This is a golf course community built around a very picturesque North Las Vegas city golf course. This community closed out in 2008.

 

SUN CITY MACDONALD RANCH – This community is located in the southeast part of the valley, just east of Green Valley Parkway and south of the I-215. It is approximately 15 minutes from The Strip and airport. It is nestled up against the Black Mountains. Amenities include an 18 hole golf course, recreation center, tennis courts, jogging trails and an outdoor swimming pool. At approximately 2,400 homes, it is smaller than Sun City Anthem and Sun City Summerlin.

 

SUN CITY ANTHEM –Located in Henderson, Sun City Anthem is the second largest age restricted community in the Las Vegas Area with 7,174 homes.  Amenities include three community centers, two golf courses, two indoor pools, two outdoor pools, two exercise rooms, 14 tennis courts and three pickle ball courts.

 

SOLARA AT STALLION MOUNTAIN – This is one of the newest age restricted communities in the Las Vegas area. It opened for sale in July of 2005 with a total of 840 homes in the community.  Solara at Stallion Mountain has all the bells and whistles of the other Pulte age restricted developments, just on a smaller scale. Included is a recreation center, pool, tennis courts and bocce ball courts. It is a gated community, which will be new for Pulte Del Webb in this area.\

 

HERITAGE AT CADENCE – An age-restricted neighborhood being built in the new Cadence master plan in Henderson, Heritage at Cadence will feature a collection of 20 distinctive floor plans in four neighborhoods ranging from 1,700 to 3,000 square feet.  There will be a 20,000 square-foot recreation center with an indoor lap pool, craft rooms, billiards room, game room, a grand ballroom, multi-purpose rooms and a cafe. Residences can also enjoy a fitness center, along with an aerobics studio as well as a beautiful pool and patio with gorgeous views of the surrounding mountains.
